Yes. Anil Gupta specializes in self-employed mortgages using alternative documentation programs. If you're a business owner, freelancer, or contractor anywhere in Ontario, there are lenders that accept bank statements, business financials, or declared income instead of traditional T4s.
CMHC mortgage insurance is required when your down payment is less than 20% of the home's purchase price. The Government of Canada raised the insured mortgage cap to $1.5 million, meaning you can buy a million-dollar home with as little as $75,000 down (5% on the first $500K + 10% on the remainder). CMHC insurance premiums are: 4.00% for 5–9.99% down, 3.10% for 10–14.99% down, and 2.80% for 15–19.99% down. First-time buyers also qualify for 30-year amortization.
NEW for 2026: Ontario and the Federal Government have partnered to offer a temporary HST rebate on new homes (April 1, 2026 – March 31, 2027). Homes up to $1M qualify for up to $130,000 in HST rebates — effectively removing the full 13% HST. Combined with Anil's lower broker rates, buyers save significantly more than going through a bank.
